Who are we?Simplyworkspace.com is an online business space search facility operating solely in the UK. We are unique in that we assist business space providers to let not only office space, but also Workshops/Industrial, Innovation and Bio space. We can assist almost every kind of business looking to rent business/work space. How much does it cost to use Simply?Nothing!! The service is absolutely free of charge if you are looking for space to rent. Infact, if Simply introduce you through our website to one of our Office Space Providers or Landlords, we will donate £150 to one of our nominated charities. How will simplyworkspace.com help me find suitable business space?Easy..... Go to our homepage and select the region/area you are interested in. The site will take you through a couple of pages as your search is being finely tuned. When you select the business space you are interested in and submit your contact details, we will either call or email you to discuss the space in more detail and help you decide which workspace to view. Types of Workspace What's the difference between a managed workspace and fully serviced workspace?The main difference is flexibility. Serviced offices allow you to move in within a few days, without having to sign a long term binding lease. Therefore, if you are unsure of expansion plans or the ideal geographic location for your business, this could provide an ideal solution. Fully Serviced Offices are a total solution in the sense that they are fully fitted and furnished, ready for immediate occupation. The building operator takes responsibility for all of the services to the building, and, in addition, provides a range of business services including reception and telephone answering services, secretarial support, conference and meeting facilities, video conferencing and high speed internet access. Whilst costs may look high initially, the rent that you pay includes almost all of the costs that you would normally expect to pay on top of rent in a traditional office. There are no additional costs for business rates, lighting & power, security, cleaning, building & plant maintenance, insurance etc. The only additional costs, on top of rent, are usually for telephone/internet usage which are normally charged at standard BT rates. Neither are there any charges for furnishings which are normally the latest workstations with chairs, filing systems and tables for meeting rooms. This is usually a significant cost for any occupier and is included in the serviced office rent. Almost all serviced offices are fully fitted out with Category 5 wiring for computer networking. What are the main differences between Licence Agreements and Lease Agreements?The length of the agreement. Licence agreements are usually signed when you rent serviced space or managed space whether it be office, Workshop, etc.... These can be for as little as 1 to 12 months, making this an ideal temporary or long term solution. Lease agreements cover longer periods of time and are usually signed for a minimum of 1 to 3 years. Licence agreements are also very straight forward and do not require a solicitor to get involved. Lease agreements however will require legal advice and involvement. |
